This Bulimba Queenslander renovation included lifting & extending the home with exciting rear deck cantilevering over an existing pool.

Contemporary spaces for living, working, socialising & outdoor relaxation are provided in this Bulimba Queenslander renovation. The light, ventilation & views of the site have been utilised to provide an optimal internal living environment. The approach to this Bulimba Queenslander renovation has maximised the floor area for the site as efficiently as possible, within all the site’s constraints. The maximum height limit has been met as much as possible to achieve three levels of the building. Wherever possible flexible regulations have been challenged to ensure the best outcome possible is achieved.

There has been a clear integration of a new building form at the rear of an existing Queenslander house. The existing portion of the house will retain its unique characteristics and provide more closed spaces for appropriate use. It then branches into the new modules attached which can provide the contemporary lifestyle required. The practical core of the home provides connected & efficient food preparation, laundry & laundry drying areas. The ground floor provides a durable tiles level with wet areas to cope with the demands of use for an outdoor terrace & pool.

In summary, this design addresses the clients requirements for a modern lifestyle within the constraints of the site and issues of the demolition Control Precinct which the house is within. It also allows for some vertical adjustment if required.

Renovation Details

The house is to be a split level with 3 bedrooms & bathroom at the front of the site. The main bedroom 4 x 4 or 5 on a higher level, with possibly a corridor style robe (his and hers). The bedroom will have an ensuite with double shower, separate WC, and double basins.

At the back of the new home, the middle level (or first floor) will consist of an open plan kitchen, living and dining area which opens out to a large covered deck approx 4x6m. The position of bbq to be considered. Internal timber veneer to be used as a feature in the living space and bamboo flooring may be incorporated as well. A streamlined kitchen, with an open bench, is also to be incorporated.

  • House to have ducted air conditioning
  • A study to be located somewhere could be galley style or 3x3m
  • Laundry to be located near the kitchen with access to a drying deck.
  • Entertainment room to be located on the ground floor.
  • Cellar and powder room to be included.

Suburb history

Bulimba Architecture

Bulimba is approx 4 km south-east of the Brisbane city centre. It comes under the electorate of Griffith where Kevin Rudd is the current MP. Back around the 1820s, Bulimba was a farming area. The land was subdivided around the 1880s.

Today there is a mix of Old Queenslanders, Postwar homes, apartments and luxury residences with city views.
