The Modern Homes Energy Efficiency Standards are changing!

Have you heard about the changes to the Modern Homes Energy Efficiency standards?

If so, you may be confused about what they mean, and why they’re being implemented.

Thankfully – we’re here to help!

The Modern Homes standards are part of the the National Construction Code 2022 (NCC 2022).

They come into effect in May 2024, and were created to enhance the liveability of new homes!

Background

The Nationwide House Energy Rating Scheme (NatHERS) provides homes with a star rating based on their energy efficiency, with ratings ranging from 0 to 10 stars.

The system evaluates the thermal performance of a house’s design, focusing on its ability to maintain comfortable temperatures with minimal artificial cooling or heating.

Introduced in 1993 and adopted nationwide in 2004, NatHERS aims to improve the energy efficiency of Australian homes, supporting efforts to reduce greenhouse gas emissions and energy consumption.

Higher star ratings indicate better thermal performance and lower energy usage.

What criteria will new homes have to meet?

Under these changes, all new homes will have to meet a 7-star rating out of 10.

Doesn’t sound too bad, right?

Unfortunately, not all designers and builders have the experience, or the care, to meet this standard.

As you can see, Australia is still a fair way off meeting these standards on average!

Impact

Raising the NatHERS rating from 6 to 7 stars signifies a significant push towards more energy-efficient homes in Australia.

What difference will this make to me?

Great question!

This change in standards is ONLY applicable to new homes. If you live in a home currently that doesn’t meet these standards – it is completely optional whether you want to make any renovations.

The biggest difference will be for those interested in new builds.

The minimum energy efficiency rating rising to 7 means that now more than ever, it is especially important for those wanting to undertake a new build project to get the expert opinion of an architect specialising in energy efficient designs.
