Newmarket History, Architecture and Facilities
Newmarket is about 5km from the Brisbane city centre.
In the late 1800’s Newmarket was known for it’s many livestock saleyards. In the 1893 floods Newmarket was mostly unaffected and so it started to grow and established itself quickly with the railway being built in 1899. The area has many character Queenslanders and older style homes that are ideal for renovating. The area is now home to many young couples and families.

All options incorporate the same ground floor solution, whereby the objective has been to link your new ground floor study via a deck to a new courtyard style of landscaped back yard as well as giving you secure and enclose access to your laundry and garage plus storage options. In creating the deck on the ground floor it is important for the roof of this space to have a very low impact on the first floor hence my recommendation for you to use a polycarbonate roof so it appears as light as possible. In this way your tree in your backyard will still be a significant visual feature.
This option is strictly inline with your briefing requirements and is the most conservative of the options. In order to improve your bathroom this option relies on creating a combined kitchen-dining space.
This option relies on creating a first floor extension to the front of your home, to create the additional space you need in the shell of your home for a separate shower, separate WC and generous living space. We have also suggested enclosing the front verandah with a wall of obscure glass louvered windows to create an additional study.
This option addresses issues of maximising light and air into your living spaces by locating these spaces on the northern side of your home and making all spaces as generous as possible. This option creates an indoor/outdoor room in lieu of your open deck plus by locating your kitchen on the northern side there will be a greater opportunity for you to capture the views that are available from your first floor to the south-west.
