The main entry itself would be built as a separate structure linked back to the house.

A new double garage as requested would be located out from the new living areas. A slab roof would create an additional terrace area. A new internal stair could link this garage to the main living areas. While also provide some secure storage space.

Project scope

Indoor/Outdoor Renovation Design

The kitchen, being the hub of a home should be relocated as shown. So that it is centrally positioned in an open plan living/dining space. Which is within a short distance to the indoor/outdoor room.

The indoor /outdoor room would be created from the structure of the existing enclosed verandah and the room adjacent this space. New bi-fold doors would link this new space to the outside. I recommend building up a new terrace directly out from this space so outdoor living could be easily accessed.

I recommend converting the existing kitchen and bathroom space to another bedroom. Additionally, the existing ensuite to the main bathroom. In the future, the client could add a new ensuite and robe to the main bedroom. I recommend linking one of the existing bedrooms to your existing side verandah. As a result, will create an extra lodger bedroom with annexe.

With the proposed adjustments to the Windsor home renovation needs, these will have all the features most commonly requested by many people I see over a 12 month period. Plus the client will always have a commanding position, which will ensure capital growth.

Windsor Architecture

Windsor is about 3.5 km from the Brisbane city centre. As one of Brisbane’s oldest shires, it is full of beautiful old Queenslanders.  It is mostly residential, along with commercial and retail facilities. The 1st land was sold around 1854. Therefore, Windsor has more then it’s fair share of heritage listed sites. Including a school, hospital and homes. Windsor may also be home to the smallest block of land at only 73.3m. This block certainly has the smallest house in Windsor. That was originally just a single room with verandahs front and back.

The suburb became popular as it is close to the city (15 min by train). And has many historic houses that are ideal for renovating. This has contributed to a higher demand and a nice price growth for residents. Many locals work at the Royal Brisbane Hospital. Therefore, the area probably has great public transport because of this. Windsor is the home of the Northey St Organic Markets, held every Sunday. You will also find the many sporting facilities and the Downey Park sporting fields which are considered the home of women’s sport.
