This 1890s East Brisbane Colonial home is an investment property; therefore, the renovations needed to be durable, attractive to potential tenants, and as economical as possible.
At only 140sqm the home is a small house, and with four bedrooms it was vital for this home to have two bathrooms. One bedroom was sacrificed to allow for a back to back bathroom and ensuite, and the dining space was closed off to become another bedroom. A second-hand kitchen was installed taking up what was the old kitchen position and a laundry zone. A new dining space now sits in a section of the old kitchen area, and a fireplace now features in an old fireplace surround. We adapted the laundry around this space.
A 4 x 4m deck with an elevated roof and bi-fold doors at the rear attracts perfect morning light and cooling summer breezes and provides views of the private backyard. The house was painted inside and out and new timber floors and carpets included in the bedrooms. To complete the project we added a carport, new entry path to the front door, and extensive gardens.
The house now achieves double its original income and is an excellent long-term investment for its owners. When the clients inspected the home during an open house, other prospective purchasers viewed the house as an ugly duckling and a money pit. The owners were strongly in favour of the transformation as it significantly improved the property.
