East Brisbane Colonial Home Renovation
Our East Brisbane Project showcases the seamless blend of traditional elegance and modern functionality in the redesign of a classic colonial Queenslander home. The clients desired a contemporary update whilst preserving the natural beauty and charm of the existing 1890s home.
As an the home was intended to be used as an investment property, the renovation needed to be both cost-effective and appealing to future tenants, prioritising durability without sacrificing aesthetics.

Small House Renovation
Spanning just 140 sqm, the four-bedroom home required strategic space planning. One bedroom was converted into back-to-back bathrooms, including an ensuite, and the original dining room was transformed into an additional bedroom. The existing kitchen and laundry space were repurposed, with a second-hand kitchen installed, and the laundry was cleverly reconfigured to suit the updated layout. The new dining area now occupies part of the former kitchen, where a fireplace adds warmth and character within the original surround.
At the rear of the home, a new 4x4m deck extension with bi-fold doors invites natural light and cooling breezes, offering peaceful views of the private backyard. The entire home received a fresh coat of paint, with new timber floors and carpets laid in the bedrooms. Enhancements also included a new carport, a welcoming entry path, and thoughtfully designed gardens, which complete the transformation.
Home transformation
Long-Term Investment
The renovation not only revitalised the home but also doubled its rental income, making it a highly valuable long-term investment for the owners. Initially considered a “money pit” by other potential buyers, the clients recognised the property’s potential and were thrilled with the outcome. It shows that a major renovation isn’t always required. In this case, with the expertise of dion seminara architecture, we reimagined and transformed the space in a cost-efficient and effective way.
