Why Building in Brisbane Is Expensive – And What You Can Do About It

New Homes, Renovations, Services, Tips and Advice

If you’ve recently seen headlines claiming that Brisbane is now the most expensive place in Australia to build, you’re not alone. The news made waves recently and understandably sparked concern among prospective homeowners and renovators. But as architects who live and work in Brisbane, we want to take a step back and explain what’s really happening behind the numbers and what that means for you.

Brisbane’s building boom is visible across the CBD, where large-scale projects contribute to upward pressure on construction costs.

Brisbane’s Construction Cost Surge: A Snapshot

According to the latest Turner & Townsend Global Construction Market Intelligence (GCMI) report, Brisbane has surpassed Sydney in average construction cost, hitting AU$5,009/m². This places Brisbane 36th globally and first within Australia. While it might sound alarming, it’s important to understand that this figure is an average. And averages rarely tell the whole story.

While Turner & Townsend’s global benchmarking places Brisbane above Sydney on average, BMT Quantity Surveyors data shows that Brisbane’s build costs still sit within a comparable range, sometimes higher, sometimes lower, depending on the type and complexity of the project.

Why Costs Are Rising

  • Labour shortages: A persistent lack of skilled tradespeople has led to upward wage pressure across the board.
  • Infrastructure competition: Major public projects like Cross River Rail and Brisbane Metro are competing for labour and materials.
  • Olympics boom: With the 2032 Olympics on the horizon, Brisbane is undergoing significant investment in public infrastructure.
  • Materials inflation: Global supply chain issues and inflation have driven up the cost of key building materials.
  • Low productivity: Despite increased wages, productivity remains stagnant, further compounding costs.

What This Means for Homeowners and Renovators

  • Assess your real needs versus your wants: It is imperative to work with architects who will listen to you, who will analyse your real needs and design intelligently to maximise space and land use.
  • Value-driven architectural design: In an expensive environment, good design, great street appeal, good flow, good room relationship, good indoor-outdoor connections, design that responds to climate, and energy-efficient design are all paramount. Real design from real registered architects who are formally trained in design and have years of work behind them, and who are experts in design and building, is critical.
  • Professional costing services: Working with registered architects who automatically include professional costing services as part of their normal delivery process is critical.
  • Smart planning: Careful assessment of the investment you’re prepared to realistically consider, realistic timelines, and early engagement with professionals can help you navigate these conditions.
  • Design-led efficiencies: A well-thought-out design can significantly reduce waste, speed up approvals, and streamline construction.
  • Understanding the context: Many of the cost increases are related to high-end or complex commercial builds. Residential projects are often impacted differently.

Navigating Costs Without Compromising on Quality

  • Climate-responsive design: Also known as passive design, these strategies can reduce ongoing energy costs.
  • Modular planning: Modular thinking in planning can simplify construction processes.
  • Staged delivery: Staged construction may allow you to prioritise what’s most important now and build additional elements later.
  • Negotiate confidently: Always request multiple quotes from builders and compare lump sum prices based on a complete set of full architectural contract documents prepared by a registered architect.

Why Working with a Registered Architect Matters More Than Ever

One of the most effective ways to manage costs without compromising quality is to engage an architect early in the process. At dion seminara architecture, our collaborative approach is designed to help you make informed decisions from the outset. Our SHAPE design method involves working closely with a trusted network of consultants and builders, many of whom we have long-standing relationships with.

We don’t rely on a single builder or contractor. Instead, we obtain multiple quotes on your behalf to ensure competitive pricing and transparent comparisons. This process, coupled with our detailed design documentation, reduces risk, minimises surprises, and helps deliver better outcomes. Our clients benefit from:

  • Strong working relationships across the industry
  • Greater negotiating power through comparison quoting
  • More accurate budgeting from day one

By coordinating every stage of the process from concept through to completion, we help clients navigate the current economic conditions with clarity and confidence.

Brisbane Building Costs: What You Really Need to Know

If the AU$5,009/m² figure made headlines and made you hesitate, you’re not alone. According to the BMT Quantity Surveyors (BMTQS) 2025 Cost Guide, architect-designed homes in Brisbane typically range from AU$4,267 to AU$7,641/m², depending on design quality and finish. Standard homes tend to sit between AU$2,400 and AU$4,500/m².

So yes, the number is real, but that doesn’t mean every project will land at the top of the scale. It means that now, more than ever, design decisions matter. Smart, efficient, and contextually responsive design can be the difference between a cost blowout and cost control.

Based on BMTQS’s regional variations, we’ve been advising clients for over a year that Brisbane’s construction costs typically sit within a comparable range to Sydney and Melbourne. The final figure often depends on the scope, complexity, and level of finish, not just the postcode. This local insight helps us guide clients toward better value and smarter project decisions.

At dion seminara architecture, we help you understand where your project sits on that scale. We can show you how to achieve value through quality design, early planning, and strong cost management. This is where working with the right team makes all the difference.
