Choosing Between an Architect, Building Designer or Draftsperson: What You Need to Know

We’re often approached by people who are unsure about the distinctions between architects, building designers, and draftspeople. These roles are frequently confused, yet each serves a different purpose in the home design and construction industry.

In this blog, we’ll explain the key differences to help you make a confident and informed decision.

Draftsperson

Draftspeople are technical professionals who prepare detailed drawings and documentation. These are based on your design brief or an existing concept.

While highly skilled at producing accurate plans, a draftsperson’s role usually does not involve design input or lifestyle-focused thinking.

Think of it like this: if your home design were a recipe, the draftsperson would write down the instructions, but they didn’t create the recipe.

Building Designer

Many people assume “building designer” is another word for architect. However, this isn’t the case.

Although they may produce similar outputs, the difference lies in qualifications, experience, and regulation.

Architects must complete a master’s degree in architecture and become registered with a relevant professional body. Building designers usually complete a diploma or certificate in building design.

They have a good understanding of codes and regulations, but generally less training in project management, sustainability, or lifestyle-specific design.

Building designers can produce beautiful homes. But without the same training as architects, they may not offer the same depth of insight into site orientation, climate responsiveness, or long-term adaptability.

Architect

Registered Architects combine design expertise, technical knowledge, and coordination skills. To become registered, an architect must complete a university degree, gain supervised experience, and pass a registration exam.

An architect’s job is to understand your lifestyle, vision, and the potential of your site. They turn this into a design that enhances everyday life and long-term value.

Architects also help with council approvals, builder coordination, and delivery strategies.

While a draftsperson or building designer may provide quality plans, an architect brings broader thinking. They offer a holistic approach that leads to deeply personalised and enduring results.

Hi, I’m Dion Seminara – a practicing architect and licensed general builder with 35 years of experience. I’m also a specialist in Environmentally Sustainable Design (ESD), passionate about creating homes that are both functional, climate-responsive and future ready. I graduated with honours from the Queensland University of Technology (QUT), Brisbane, in 1989, before registering as an architect in 1991 and as a licensed builder in 1992. I am proud to be a Fellow of the Australian Institute of Architects (AIA).

Over the course of my career, I’ve received 12 ArCHdes Residential Architecture Awards, the LJ Hooker Flood Free Home Design Award, and the 2016 AIA Regional Commendation for Public Architecture. My expertise spans renovations for all styles of houses with particular focus on Queenslanders and 50s/60s/80s homes and bespoke new homes, including luxury residences.
