The Defining Features
- Raised timber construction. The original Queenslander sits on timber stumps -typically hardwood – elevated anywhere from 600mm to over two metres above the ground. This does two things: it allows air to circulate beneath the floor, cooling the home from below, and it provides a natural separation from the damp ground, reducing moisture penetration and termite exposure. It also, crucially, creates underfloor space that is now the subject of one of the most popular renovation strategies in Brisbane.
- Timber framing and cladding. The walls are typically clad in hardwood weatherboards or chamferboards – wide, horizontal timber planks that overlap and shed water efficiently. Internal framing is lightweight timber stud, which responds well to modifications when approached correctly.
- Wide verandahs. The wraparound or front verandah is the hallmark of the style. It shields the home from direct sun, creates a transitional space between the outside and inside, and provides passive cooling through shade and airflow. In heritage-significant examples, the verandah is detailed with decorative fretwork, turned timber balusters, and bracketed eaves.
- Louvred windows and ventilation-first planning. Queenslanders were planned for cross-ventilation as a primary design driver. Rooms are aligned to allow breezes to pass through, and adjustable louvres allow occupants to control airflow without admitting rain.
- High ceilings. Internal ceiling heights in original Queenslanders are typically 3.0m or higher – sometimes reaching 3.6m in grander examples. Hot air rises, and the high ceilings allow living spaces to remain comfortable at body height even on warm days.
- Lightweight, adaptable structure. Unlike masonry construction, the Queenslander’s timber frame is inherently more adaptable. Walls can be removed or relocated with relative ease. Extensions can be added without the complexity of tying into brick or concrete block. This flexibility is one of the reasons the building type has survived so well – it accommodates change.

The irony of the Queenslander is that its age is part of its appeal. The old-growth timber used in pre-war construction is denser, harder, and more durable than anything available today. The proportions are generous. The street presence is unmistakable.

Common Renovation Strategies
There are three primary renovation approaches for a Queenslander. Most comprehensive renovations combine elements of more than one. The right strategy depends on the home’s existing condition, the site, the heritage overlay status, and the owner’s budget and lifestyle goals.
Raising and Building Under
This is arguably the most transformative renovation strategy available to a Queenslander owner, and it is unique to the building type’s raised construction.
How it works: The existing home is hydraulically lifted – typically between 600mm and 1200mm higher than its current position – while a new, fully engineered lower storey is constructed beneath it. The home is then lowered onto this new base. The result is a two-storey house where the upper level retains the original Queenslander charm, and the lower level provides additional modern living space.
What’s gained: A raise-and-build-under typically adds 80–150sqm of new floor area without expanding the building’s footprint. This is particularly valuable on tight inner-city blocks where site coverage constraints would prevent a rear extension of equivalent scale. The new lower level is typically used for garaging, a rumpus or media room, additional bedrooms, a home office, a laundry, and bathroom facilities.
Structural considerations: The lifting process requires a structural engineer and a licensed house-lifting contractor. The home’s existing stumps are assessed and typically replaced as part of the process. The new lower storey is generally constructed in masonry or lightweight steel framing to provide a stable base. Engineers will assess point loads from the existing structure and design the new level accordingly.
Design considerations: The transition between the lower and upper levels is a significant design opportunity. Well-executed raise-and-build-under projects create a seamless connection between old and new, with considered stair design, landscaping, and the integration of outdoor spaces at the lower level. Poorly executed versions feel incoherent – the new level looks like a different building that the Queenslander has been placed on top of.
Planning note: A raise-and-build-under requires a Development Application (DA) in most Brisbane City Council circumstances. If the property is subject to a character overlay, design standards apply to the treatment of the lower level.
Rear Extensions
The rear extension is the most common form of Queenslander renovation. It involves retaining the existing home substantially intact and adding new living area to the rear -typically at the same level or slightly lower, connected through the back of the original structure.
Why it works: Most original Queenslanders have compact, compartmentalised floor plans – a series of bedrooms, a living room, and a small kitchen at the rear. The kitchen is almost always the first thing owners want to transform. A rear extension allows the original rooms to be retained (often as bedrooms or a study) while introducing a new, open-plan kitchen, living, and dining area that opens directly to the garden.
The breezeway connection: The most architecturally successful rear extensions maintain a separation between old and new – a glazed link, a breezeway, or a covered deck that acknowledges the distinction between the heritage structure and the contemporary addition. This approach also has heritage planning advantages in character overlay areas.
Deck and outdoor integration: Brisbane’s climate demands a strong indoor-outdoor connection. The rear extension is the natural opportunity to create a large covered outdoor deck – an updated version of the Queenslander verandah – that opens from the new living area and provides shade, airflow, and year-round usability.
Split-level opportunities: On sloping sites, rear extensions can step down with the grade, creating a split-level floor plan that feels more dynamic than a flat plan and opens up opportunities for double-height spaces and better views.
Planning note: Rear extensions are generally assessable against Brisbane City Council’s standard residential codes unless the property is under a heritage or character overlay, in which case additional design standards apply. For non-overlay properties, many extensions can be approved as Accepted Development without a DA, subject to complying with setback, height, and site coverage limits.
Modern Living Additions: Bringing the Queenslander into Contemporary Life
This strategy focuses on the interior – reconfiguring the existing floor plan, upgrading services, and introducing contemporary architectural interventions within and immediately adjacent to the existing structure.
Internal reconfiguration: Original Queenslander floor plans were designed for a different era of domestic life. Bedrooms were numerous and small, kitchens were segregated from living areas, and bathrooms were scarce. Internal reconfigurations -removing walls, combining rooms, opening the kitchen to a living area – can dramatically improve liveability without changing the external envelope of the building at all.
High-performance upgrades: The Queenslander’s original climate-responsive design is a genuine asset, but it benefits from augmentation. Well-considered renovations add insulation to the underfloor, walls, and ceiling; upgrade glazing to thermally broken aluminium or timber framing where appropriate; and introduce mechanical ventilation or ducted air conditioning as a complement to passive ventilation, not a replacement for it.
Contemporary material interventions: The most exciting contemporary Queenslander renovations don’t pretend to be period restorations. They celebrate the contrast between old and new – Spotted Gum floors next to polished concrete, VJ board walls beside raw steel, recycled timber alongside architectural glazing. These material conversations give the home a layered richness that neither purely heritage restoration nor new construction can achieve.
Bathroom and kitchen upgrades: The bathroom and kitchen are consistently the highest-return renovations in any home, and Queenslanders are no exception. Original kitchens are typically at the rear of the house, under-lit and disconnected from outdoor space. Contemporary kitchen renovations in Queenslanders focus on opening up to the garden, maximising natural light through rooflights or clerestory glazing, and connecting to the deck.

Structural Challenges for Queenslander Renovations
Understanding the structural challenges specific to Queenslanders is essential for any owner or architect approaching a renovation. Many of these challenges are manageable – but underestimating them is the most common cause of cost blowouts on Queenslander projects.
Subfloor Condition
The underfloor structure – stumps, bearers, and joists – is the foundation of the entire building and the first thing that should be assessed on any Queenslander renovation project.
Stump condition: Original stumps are typically hardwood (often Tallowwood or Turpentine) or, in later homes, concrete. Both can fail over time. Timber stumps are susceptible to termite damage and fungal decay, particularly where ground moisture is high. Concrete stumps can crack and deteriorate. A stump inspection by a qualified building inspector or structural engineer before purchase or before commencing renovation is non-negotiable.
Relevelling: Decades of ground movement, moisture variation, and stump degradation cause most Queenslanders to develop floor slope over time. Relevelling – a process of adjusting stump heights to restore a flat floor plane – is a common prerequisite to renovation. In some cases it is straightforward; in others, major stump replacement is required.
Termite history: Queensland’s climate is highly conducive to termite activity. Any Queenslander of age should have its termite history investigated, and any renovation should include a comprehensive termite management strategy as a condition of construction. The presence of old termite damage does not necessarily preclude renovation – timber can be replaced – but it must be identified and quantified.
Existing Framing and Wall Condition
The lightweight timber framing of a Queenslander, while adaptable, is not without its complications.
Load paths: Before any wall is removed, a structural engineer must confirm that load paths from the roof structure are properly understood and that appropriate beams or portals are specified. In older homes, framing configurations don’t always follow modern logic and can be difficult to interpret without investigation.
Moisture damage: Roofing failures, plumbing leaks, and poor subfloor drainage over decades can cause significant moisture damage to framing members. This may only become apparent during demolition – which is one reason why contingency budgeting is so important on Queenslander projects.
Heritage fabric: In homes with heritage listing or significant character fabric, structural interventions must be designed to avoid unnecessary damage to the existing building. This sometimes requires creative structural solutions – concealed beams, moment frames, or steel elements hidden within the existing profile – rather than straightforward approaches that would be acceptable in a non-heritage context.
Roof Structure
Original Queenslander roofs are typically a simple hip or gable form with exposed rafters. They are generally robust but can have sagging ridges, failing sarking, or inadequate ventilation. Any renovation that touches the roof – adding a clerestory, creating a rooflight, extending the ridge – requires careful structural investigation and design.
Heritage Considerations
Heritage considerations are among the most misunderstood aspects of Queenslander renovation. Many homeowners assume that a heritage listing or character overlay prevents meaningful change. In practice, the framework is more nuanced – and a skilled architect can navigate it to deliver a contemporary, functional home that also meets planning requirements.
Types of Heritage Protection in Brisbane
Local Heritage Place: Properties on Brisbane City Council’s Local Heritage Register are subject to the most rigorous heritage protections. Significant changes to the external fabric of the building require assessment against heritage significance criteria. Demolition of significant fabric is generally not permitted. Additions must be designed to be subservient to and distinguishable from the heritage building.
Character Residential Zone and Overlays: This is the framework that applies to most Queenslanders in inner Brisbane. The Character Residential Zone and associated overlays protect the character of established inner-city suburbs without applying the full rigour of heritage listing. The framework focuses primarily on the streetscape – what is visible from the street – rather than the totality of the building.
The key design codes under the Character overlay address: maintaining the existing front facade; retaining the raised form at the street; ensuring any additions are set back from the primary street frontage; and using materials and forms that are sympathetic to the original character.
Pre-1947 House Code: Brisbane City Council’s Pre-1947 house code applies additional design requirements for Queenslanders (and other pre-war housing types) in the character residential zone. It covers requirements around: retaining verandahs, maintaining the existing floor-to-ceiling height, limiting changes to the street-facing facades, and ensuring any lower-level additions are articulated to read as a secondary element.
Working With the Overlay
Experienced architects treat the character overlay framework not as an obstacle but as a design brief. The constraints it imposes – retaining the street character, adding to the rear or beneath, distinguishing new from old – are also good design principles for Queenslander renovation regardless of regulation.
The most successful outcomes come from architects who understand both the planning framework and the design intent behind it, and who can engage productively with Council’s heritage advisors where needed.
Heritage Incentives
Brisbane City Council offers some incentives for owners of listed heritage properties, including: partial exemptions from infrastructure charges for approved works; access to the Heritage Incentive Fund (which provides grants for conservation works on listed properties); and flexibility in some development standards that would otherwise apply.

Brisbane Character Overlays: What You Need to Know
Brisbane’s Character Residential Zone and associated overlays cover a significant proportion of the city’s pre-war housing stock. Understanding how these overlays work is essential for any Queenslander owner contemplating renovation.
– Which Suburbs Are Affected?
The character overlay applies broadly across Brisbane’s inner suburbs, including but not limited to: Paddington, Petrie Terrace, Red Hill, Bardon, Ashgrove, Milton, Auchenflower, West End, South Brisbane, Highgate Hill, Hawthorne, Bulimba, Norman Park, Camp Hill, Coorparoo, Dutton Park, Chelmer, Graceville, Sherwood, Fairfield, Hamilton, Ascot, and Clayfield.
The exact overlay status of any individual property should be confirmed through Brisbane City Council’s interactive mapping tool (CityPlan Interactive Mapping) prior to commencing design.
– Key Design Requirements Under the Character Overlay
Street setback and facade retention: The original character of the street-facing facade must be retained. This means the front facade of the Queenslander – its verandah, roofline, and materials – cannot be replaced with a contemporary facade. Extensions that are visible from the street are subject to design requirements about setback and form.
Subfloor space and lower level additions: The Pre-1947 house code sets out specific requirements for how the area beneath the raised home can be enclosed. Generally, lower-level additions are permitted but must be set back from the street facade and designed to read as subservient to the original structure. The use of lightweight materials, articulation, and visual separation from the upper level are all design strategies that help meet these requirements.
Rear additions: Rear additions to Queenslanders in the character zone generally have more design latitude than front or side additions, provided they meet setback, height, and site coverage requirements. Contemporary design language in rear additions is broadly accepted under Brisbane’s character framework – the zone is about protecting the streetscape, not mandating period style throughout.
Demolition controls: Demolition of a pre-1947 character house in the character zone requires a Development Application. Approval for demolition of a Queenslander is not automatic and requires justification.
– Navigating the DA Process
Most significant Queenslander renovations – including raise-and-build-unders, major rear extensions, and any work on a listed heritage property – will require a Development Application. The DA process in Brisbane typically takes 3–6 months for residential character projects, though complex heritage applications can take longer.
A pre-lodgement meeting with Council’s assessment team is strongly recommended before lodging a DA on any character or heritage property. These meetings allow the design team to discuss the proposal informally, identify potential issues, and receive guidance from Council’s heritage and urban design advisors before the formal assessment clock starts.
Cost Considerations
Queenslander renovations are a significant financial undertaking, and costs are frequently underestimated – particularly by homeowners who have not previously renovated an older home. The following benchmarks are intended as a starting point for budget planning. Every project is different, and detailed cost advice should be sought from a quantity surveyor or experienced builder early in the design process.
– Key Cost Drivers
Age and condition of the existing structure: The older and more deteriorated the home, the higher the latent defect risk. Hidden termite damage, failing stumps, deteriorated roof sarking, and substandard historical modifications can all add cost once demolition and investigation begin.
Heritage and character overlay requirements: Projects subject to overlay requirements typically have higher design fees (more complex DA, more heritage-specific detailing) and may have higher construction costs where heritage materials or specialist tradesperson skills are required.

Can I demolish a Queenslander in Brisbane? In many cases, no – not without a Development Application and demonstrated justification. Properties in the Character Residential Zone and those on the Local Heritage Register are protected from demolition. Even non-listed character houses require Council approval to demolish, and approval is by no means automatic.
Do I need an architect for a Queenslander renovation? You are not legally required to engage a registered architect for most residential renovations in Queensland. However, for any project involving heritage overlays, complex structural work, or a DA, the involvement of an architect with relevant experience is strongly recommended. The investment in good design pays for itself many times over.
How long does a Queenslander renovation take? A comprehensive renovation – including design, documentation, DA approval, and construction – typically takes 18–30 months from first briefing to completion. Simpler internal renovations without a DA can be completed more quickly. Heritage listings and complex DA processes add time.
Is it worth renovating a Queenslander versus buying a newer home? For most inner-Brisbane buyers, yes – emphatically! A well-located Queenslander on a good block, comprehensively renovated by a skilled architect, will outperform comparable newer homes on character, spatial quality, and market value. The renovation cost can be substantial, but so is the result!
Can I add a second storey to a Queenslander? In limited circumstances, yes – but additions above the existing roofline are generally not supported under the character overlay framework. The preferred approach for adding area is to the rear and below, not above. Individual property assessment is required.
