Seven Hills History and Architecture
Seven Hills has mid-sized to large houses and is a suburb of East Brisbane.
In the early 1920’s the suburb had a steam tram and in the 50’s a trolley bus service to connect it to the city. Neither of these exist now.

Conversions of 1950′s bastardised colonial house into a contemporary functional home.
The best option for the client was to build an addition to the rear of the current house to accommodate a new open plan living, dining, kitchen, entertainment room and a powder room as well. This new open plan living space would flow out to a new covered terrace which will over look the new pool.
Bi-fold doors, bi-fold windows and full height louvre windows will be used to link internal areas with outdoor areas. Retractable screens will be incorporated on these bi-fold doors and security screens on the louvres.
The kitchen will incorporate a walk in pantry, deep recess for the refrigerator, lots of storage opportunities, an island bench and connection with the covered external area. The existing house could then be converted to all the bedroom space and a separate study as needed. The client requires a minimum of 4 bedrooms, dual main with ensuite between and robe while maintaining the current bathroom and laundry. The main bedroom would occupy the north-east corner of the house as it currently does and will open via French doors into a tropically landscaped area. A new walk in robe will be created off this bedroom.
A new internal stair will link to the current garage. The new entry would be located between new and old and a new path would be incorporated down the southern side of the house to directionally lead to the new entry. A new gatehouse and some fencing would be established to the street frontage to direct people to the side entry, at this stage the front stair would be maintained.
There are several ways the client could approach the renovation. The proposed works may be conducted in the following fashion.
New rear additions and entry link
Pool and associated rear retainers
All internal changes to base house
Internal stair access
Gatehouse and front fence
