    New Home Design Wynnum

    This new home design for the southern bayside suburb of Wynnum features some beautiful elements, both structurally and aesthetically. The project encompassed full architectural building design and external works with landscaping.

    The family of five were looking for increased space with this owner-builder keen to produce a custom build. Seeking a contemporary yet tropical feel, it was imperative that the right mix of materials were used to complete the project.

    This new home’s internal layout and feel provides contemporary character, allows for the display of artwork and memorabilia, and considers materials and features necessary to soften the residence. A significant connection to the outdoors with visibility of the backyard and pool area were integral components of the design brief.

    Grand Entrance

    Upon entering the home, a feature fish tank divides the ground floor spaces into study, kitchen, dining and lounge. Large glass windows feature above the pivoting front door to create a grand, light-filled entrance.

    From the entry, you descend into the living areas of the home, with the ceiling line providing continuity throughout the entrance and living spaces. An internal stair rises to the first floor, parallel to the main hallway, designating the kitchen and living zones on one side and a mudroom, powder room, laundry and drying deck on the opposite side.

    A galley kitchen with butler’s pantry connects with both the main dining room and an outdoor covered terrace. The outdoor terrace provides views over the courtyard and pool. A stacker sliding door system opens up the terrace, connecting the main living area and kitchen. A barbeque is located in the south-east corner of the outdoor room paralleling the direction of the galley kitchen but hidden substantially from view unless you are within the outdoor room itself.

    The terrace’s two-storey void also relates to part of the first-floor retreat area and extends across part of the internal living space.

    The main living area contains niches, display shelving and distinct ceiling treatments with recess LED lighting. Stepping down directly in front of the main living room is the home theatre room and billiard/bar. Connecting doors permit the space to function as a whole, or be separated as required.

    First Floor

    The first floor consists of two different wings. The master bedroom, ensuite and robe have views over the backyard and are accessed by walking through the void space and across the outdoor room. The master bedroom ensuite includes double shower, freestanding bath as a feature with views out into a private garden, double basins and shielded water closet. A large robe is accommodated behind a wall on which the bedhead would sit.

    An additional three bedrooms are located at the front of the home and include space for built-in study desks and robes. The main bathroom with separate shower, bath, single basin and separate water closet together with a large linen and utility storage room complete the first floor.

    Elevate on a Sloping Block

    With a sloping block, this new home project in Wynnum required a design that would elevate the ground floor of the home to sit on the street level. The plan provided for a two storey home at street level, falling back into the land and appearing as three levels from the back.

    Additional vehicle parking at the rear of the home in a basement level complimented the design of a single garage at the front of the home. The basement space provides a location for three vehicles with a gym and bathroom completing the level. A connection from the basement to the pool area, bar and billiards room, and then above to the parent’s master bedroom is via a spiral stairwell. The central internal staircase of the home also links with this basement area.

    The pool, external works and associated landscaping provide the homeowners with their tropical oasis in the backyard.

    Material selection such as feature face brickwork with associate feature patterning and in-situ concrete elements with rendered finishes and timber features complete the home.
