This property is an investment property. So the renovations needed to be long lasting and inviting to attract tenants but also be as economical as they could be. The home is a very small house only 140sqm but has 4 bedrooms. As most apartments these days have two bathrooms, it was vital for this home to have two bathrooms. One bedroom was sacrificed to allow for a back to back bathroom and ensuite and the dining space was closed off to become another bedroom. A second-hand kitchen was installed taking up what was the old kitchen position and a laundry zone. A new dining space was created in a section of this old kitchen space and a fireplace feature was created in an old fireplace surround. The laundry was adapted around this space.
A 4 x 4m deck with elevated roof and bi-fold doors were added to the rear. This attracts perfect morning light and cooling summer breezes plus views over the private backyard. The house was painted inside and out and new timber floors and carpets included in the bedrooms. A carport and new entry path to the front door was included at the front plus extensive gardens to complete the project.
The house now achieves double its original income and is a very attractive long-term investment for its owners. When the clients inspected the home during an open house the house was seen as an ugly duckling and a money pit by many other prospective purchasers some 5 years prior to this. The owners were strongly in favour of the transformation as it significantly improved the property. East Brisbane History and Architecture
East Brisbane is approx 3km from the Brisbane city centre. It was back in 1850 that the area was first settled. Today the area has many apartments along with beautiful old homes with huge renovation potential.
